A former GP’s surgery in the heart of the popular North Leeds suburb of Adel has been transformed into a state-of-the-art health and wellbeing hub, where individual practitioners can work, following a £200,000 investment. A new fitness studio is also set to open on the site later this year.
Adel Health fronts onto Long Causeway and the two-storey building was recently bought by local investor, Dan Besau, who immediately embarked on a major refurbishment programme.
The entire ground floor has now been transformed into five tranquil and individual rooms that are available to rent by practitioners of both clinical treatments and holistic therapies. The building also includes a smart waiting room and showers.
Leeds property company, Adair Paxton negotiated both the initial sale of the 2,904 sq ft building and is now dealing with the subsequent leases. Its commercial management team will also be managing the property.
Simon Dalingwater, a director at Adair Paxton, said: “The GP practice gave its notice on the building back in 2020, and after a competitive marketing process, we were delighted to find a buyer who still wanted to provide valuable health-related services to local people.
“The pharmacy, that adjoins the larger building has been part of the site for almost 30 years and will remain open in its original location next to Adel Health following a renegotiation of the lease.”
Adel Health has parking for 15 cars and sits in landscaped grounds within a predominantly residential area. Simon added: “It’s a great location for a health and wellbeing hub, and of the five available rooms, we have already agreed terms for two occupiers to each take two rooms, which speaks volumes about the popularity of the concept.”
YPC Health has leased two rooms, from which it will be providing a range of testing and vaccination services and an independent Chiropractic business will be re-locating to Adel Health. There is now just one room remaining to rent.

People are quite rightly prioritising their health much more these days and understand the importance of being fit and well both mentally and physically. Workplace stress, mental health issues, the pandemic and lifestyle related diseases mean that the demand for wellness solutions is very high. In addition to the testing, vaccination and chiropractic services, the fitness studio, which is already pre-let and under construction, will open its doors in October.
