Steps To Finding Your Perfect Property

Step 1 – Set out your criteria & register your details

The most important thing to do is see how much you can afford to pay for your next property. Once you have sought independent financial/mortgage advice you can then set out the key features you would like and begin to register with agents. When registering your requirements always let the agent know what you are looking for and why. This may be important if the property does not tick every box, for example, you may ask for 4 bedrooms because you need 3 and an office. If the agent knows this they may be able to suggest 3 bedroom properties with extra office space.

Step 2 – Arranging Viewings

Property details and websites are fantastic, but the best way to find your ideal home is to get out there and view. As you view, you may find your requirements change so remember to keep us updated. Our negotiators will always contact you following viewings for feedback to pass to homeowners. Try to be as detailed as you can with feedback as homeowners will sometimes consider changing things or reducing the price to allow for improvements. Remember: constructive feedback can be just as useful as positive feedback so please be as honest as possible. It also helps us make sure the property details we send you are suited to your requirements.

Step 3 – Making Offers

Once you have found your ideal property, contact the office to register your interest or put an offer forward. Our negotiators will ask you detailed questions relating to your buying position as well as funding arrangements. Please give as much information as possible as this will help us put your case forward to the vendor. In a lot of instances, more than one person may be offering on a property so the more information you can give, the better your chance of securing the property.

Step 4 – Sale Agreed!

Once your offer has been accepted we will ask you for more information regarding funding and can recommend an Independent mortgage broker or solicitor to you if required. If you require a mortgage you may arrange a survey through them or we can also assist with this. Our dedicated team of negotiators will be on hand to guide you through this process to a successful completion.
